Roof Cleaning vs Roof Replacement

When a stained roof just needs cleaning, and when staining is beside the point because the roof is near the end of its life.

A stained roof and a worn-out roof look similar from the driveway. They're completely different problems, and it's worth knowing which one you have before you spend money.

When cleaning is the answer

If the shingles are sound — laying flat, granules intact, no widespread cracking or curling — and the issue is appearance, cleaning is almost always the move. Black streaks are Gloeocapsa magma algae, and ARMA treats that discoloration as a cosmetic issue. A soft wash restores the look for a fraction of a replacement, and doesn't shorten the roof's life the way pressure washing would.

Signs cleaning is appropriate:

  • Streaks and dark patches, but shingles are flat and intact
  • Roof is within its expected service life
  • No active leaks tied to shingle failure

When replacement is the real need

Cleaning a roof that's failing just gives you a cleaner failing roof. Look for:

  • Widespread granule loss — bald patches, lots of granules in the gutters
  • Curling, cupping, or cracked shingles across large areas
  • Shingles missing after storms, repeated repairs
  • Age — an asphalt roof well past its rated life
  • Leaks from shingle deterioration rather than flashing

The in-between case

Sometimes a roof has 5–8 years left and looks terrible. Cleaning it buys back the curb appeal for the rest of its life — reasonable if you're staying, and often worth it before selling.
