How Professional Roof Soft Washing Works

A soft wash roof cleaning looks almost anticlimactic while it's happening — there's no roar of a pressure washer, no ladder-mounted acrobatics. Most of the work is chemistry and patience. Here's the sequence.

1. Walk the property and set up

Before anything is applied, we look at roof type and pitch, where the downspouts discharge, and which beds, shrubs, and grass are in the splash zone. Vehicles and patio furniture get moved or covered.

2. Saturate the landscaping

Every plant near a downspout or drip line gets soaked with plain water first, and stays wet through the job. 3. Apply the cleaning solution at low pressure

The solution is applied with a low-pressure sprayer — no more force than wetting the roof. It's a sodium-hypochlorite-based mix, which is the chemistry ARMA describes for lightening algae discoloration. Coverage is even, top to bottom, so the roof cleans to a uniform color rather than in patches.

4. Let it dwell

This is the part that does the work. ARMA's window is 15 to 20 minutes on the surface — long enough to break down the algae, not so long that it dries out (a dried solution rinses off poorly). On a hot Louisiana afternoon we watch it closely and re-wet as needed.

5. Rinse gently

A low-pressure rinse carries the broken-down algae and solution off the roof. Then the landscaping gets rinsed again, and the hardscape below is flushed. We walk the perimeter to check gutters and downspouts.

6. Results

Most of the darkening is gone when we leave. Any lingering shadow keeps fading over the next few rainfalls as ARMA notes it will. The roof should look consistent from the street.
